How Do You Rate?

Knowing “how you rate” is important when considering a purchase of a house, car, and even a job.

In San Antonio is seems houses are beginning to fly off the shelves with Buyers taking advantage of the still all time low interest rates. Knowing “how you rate” is the first step in buying the house of your dreams.

If you haven’t guess by now…I am referring to your credit rating.  This,  along with your debt to income ratio, will help determine how much money you will qualify for (go shopping with) and what interest rate you can get in order to begin your search.

Currently if you have a credit score of 700 and above you are Golden. If the score is 700-650, your in great shape; 650-600, borderline; and 600 and below limited options; however still opportunities.

Don’t have a clue what your credit score is?  You can being by receiving a FREE copy at Annual Credit Report.  This will help you be more knowledgeable before you meet with a mortgage loan officer.

If the score meets at the lower end of the scale; don’t be alarmed and think this is it, I can’t buy a house.  With the assistance of a mortgage loan officer and your REALTOR® they will be able to assist you with your dream house. If you don’t know a mortgage loan officer your REALTOR® will be able to assist your locating one.

Food for the Leprechaun’s

 

 

If your looking for something different to celebrate St. Patrick’s Day on Saturday, March 17th; put this “yummy” dish on your list.

Guinness Ice Cream with Chocolate-Covered Pretzels

INGREDIENTS

  1. 2 cups Guinness (16 ounces)
  2. 2 cups heavy cream
  3. 1 3/4 cups whole milk
  4. 15 large egg yolks
  5. 1 cup granulated sugar
  6. Chocolate Covered Pretzels, for serving
  1. In a large saucepan, combine the Guinness with the cream and milk and bring to a simmer over moderately high heat. In a large bowl, whisk the egg yolks with the sugar. Gradually add the hot Guinness cream to the yolks, whisking constantly until well blended.
  2. Pour the mixture into the saucepan and cook over moderate heat, stirring constantly until it coats the back of a spoon, about 6 minutes; do not let it boil. Pour the custard into a medium bowl set in a large bowl filled with ice water. Let stand until the custard is cold, stirring occasionally, about 30 minutes.
  3. Pour the custard into an ice cream maker and freeze according to the manufacturer’s instructions (this may have to be done in 2 batches). Pack the ice cream into an airtight container and freeze until firm, about 4 hours.
  4. Spoon the ice cream into bowls and top with some Chocolate Covered Pretzels. Serve at once.
MAKE AHEAD The ice cream can be frozen for up to 1 week.

Chocolate-Covered Pretzels

INGREDIENTS

  1. 6 ounces milk chocolate, chopped
  2. 2 cups thin pretzel sticks
  1. Line a baking sheet with wax paper. Melt the chocolate in a heatproof bowl set over a saucepan of simmering water. Let cool for 10 minutes, stirring occasionally. Add the pretzels and stir gently until coated. Using a fork, transfer the pretzels to the wax paper, letting the excess chocolate drip back into the bowl. Refrigerate the pretzels until the chocolate is set, about 20 minutes.

What To Do…What To Do? Buy or Rent

ImagePurchasing a home can save you money very quickly. FIRST, you’ll save on taxes because the interest on your home mortgage is tax deductible. If you rent, your landlord gets the break.

SECOND, you’ll save on interest payments while keeping the great tax advantage.

For example if you are paying $900 per month in rent, you are paying a portion of this towards your landlord’s property taxes and mortgage loan interest. Your landlord can write this amount off. You derive absolutely no tax break. When you own a home, you now reduce your taxes for the mortgage interest and for your property taxes. Your interest is always the highest during the early years of your loan, so your overall write-off is largest during these early years.

Paying rent is like throwing your money out the car window each month. You pay it out and never see it again. With home ownership you receive loan interest write-off, and gain money over the years from the increased value of your home. Over a ten year period, on an initial purchase price of $100,000, you could gain over $100,000 in tax advantages and appreciation based on an 8% mortgage interest rate and 5% per year increase in home values.

On both the 15 year and 30 year loans, your interest deduction is highest in the first few years of the loan, so your tax deduction is highest then, too. Remember, if you plan to move or refinance after 5 years, you will maximize your tax deductions. Keep in mind that as you pre-pay part of your loan to reduce the interest expense, you also reduce your tax deduction. How long you plan to keep your current mortgage loan can help determine which type of loan, and which payment strategy, is ideal for you.

Food Truck Parks Multiplying

First it was the Boardwalk on Bulverde located on Wetmore Road…now we have The Park at Summerglen located on 281 by Overlook Parkway.  The food truck craze is catching on in San Antonio and is alive and well.

As one who likes to eat good and interesting foods this new park is a real treat as it is a hop, skip and a jump from where I live.  A great stopping point for those traveling 281 to refuel or takeout.

Some of the food trucks serving are:
-Bistro Six serving diverse cuisine
-Rolling Pig serving different pork entrees
-Pier 67 serving seafood
-The Fry Guy serving philly steaks fries
-Blazin burgers serving specialty burgers
-Smokin Joes serving bbq, homemade cupcakes, deep fried moonpies

One great thing about the food trucks is they continue to experiment with new menu items which is a great way to explore different flavors and food pairings.

Treats For Your Pooch

With everyone making new year resolutions to make healthier choices for themselves, let’s not forget those who love us unconditionally.

We all love treats and our pets are no exception. Ensuring they get the nutrition they need and with news of their food being tainted with chemicals which can harm them, let’s make some healthily delicious treats for them too.

It’s easier than you think and you will get more rewards than you can imagine.

San Antonio Attracts Global Manufacturers with Solar Project

CPS Energy is the nation’s largest municipally owned natural gas and electric utility, providing service to approximately 717,000 electric customers and 325,000 natural gas customers in and around the city of San Antonio. The utility ranks among the nation’s lowest-cost energy providers while ranking number 1 in wind-energy capacity among municipally owned utilities.
That being said CPS is entering into negotiations for a power purchase agreement
from one of the nation’s largest solar projects.  If an agreement is reached this would achieve our Vision 2020 goal of attaining 20 percent or 1,500 MW of renewable resources by the end of the decade.

New Year…New Beginnings

It may be “mind over matter” for some; however with a New Year we all have the mindset of New Beginnings.  A time in which we wipe the slate clean and stop looking in the rear view mirror and look straight ahead through the big open windshield ahead.

Some may see selling their house and buying a new one through that big glass.  With San Antonio’s market still strong at a 7 months supply of houses and the nation with a year end increase of houses Pending for sale at a 2 year record high; it may just be your time this year.

If so…or not…we all still have a yearning to make things new and manageable in our homes.  Here are some tips that can help you if your selling or just want to make your old surroundings new.

1. Find a place for every item. One reason things pile up on counters, tables, and floors is that they have no “home.”Storing items in the room where they’re used helps ensure they get put away when you’re done, and usually it’s best to store similar items together.

2. Play clutter cop. The better you are about keeping things out of your home, the less likely things will pile up inside. Take freebies. It’s nice to get a T-shirt or coffee mug, but will you really use it? Enjoy it? If not, decline it.

3. Do some detective work. Periodically scan your home for clutter hot spots, and spend some time figuring out why stuff accumulates there. Once you understand the problem, you’ll find it easy to devise a solution.

4. Hold off on container shopping. Clutter victims often think the solution is to stock up on organizing products, so they head to the nearest superstore and stock up on bins and boxes. Shop for storage items only after you’ve done some de-cluttering—to understand the scope of the problem, the specific cause, and an appropriate solution.

5. Dump duplicates. Why have two nonstick spatulas when one is enough? Why have six hairbrushes or 17 coffee mugs?

6. Beware nostalgia. If you’re a doting parent, it’s not easy to discard a child’s creation, whether it’s pastel drawings from the second grade or that cooler-sized medieval castle. But if you’re serious about minimizing clutter, you must. Take a picture of your child with the creation, and letting that be your keepsake.

7. Weed out your wardrobe. Odds are your clothes closet is chockablock with clothes that are rarely worn. Use the familiar 80:20 rule: we wear 20% of our clothes 80% of the time.

8. Look for simple clutter control solutions. Often, there’s an easy solution to even stubborn clutter problems. Put a hook by the front door, so you can hang your keys up every time you walk in the door.

9. Think home organization “kits.” Buy some clear plastic shoebox-sized containers, and use them to create kits where you store all the items you need for a particular task. For instance, you could create a shoeshine kit, a bill-paying kit, a manicure kit, and so on. That way, you can easily find everything you need to accomplish everyday tasks.

10. Stick to a schedule. Some spaces, like kitchen counters, need daily de-cluttering. Others can be tackled weekly or monthly. When that time comes, be systematic. Take all the items in a defined area (a cabinet, a desk drawer), and spread them out so you can see what you’re facing. If you’re de-cluttering the drawer where you keep kitchen utensils, for example, spread them on the counter, and then sort into two piles: utensils you use regularly and those you don’t use.

San Antonio “ON TOP” in Best Performance!

We keep trying to spread the word to everyone that San Antonio is the best place to be and live…and now others are recognizing it too.

We continue to grow with new businesses popping up to include medical and technology along with the continued strength of our military and now with the close proximity of the Eagle Ford Shale.

 2011 Milken Institute Best-Performing Cities has recognized San Antonio and has moved us up from 14th place in 2010 to #1 in 2011 .

The Best Performing Cities index includes both long-term (five years) and short-term (one year) measurements of employment and salary growth. There are also four measurements of technology output growth, which are included because of technology’s crucial role in creating good jobs and driving regional economies.

I am so proud of living in this great city and the leaders who had the vision and focus to get us here.

Tamales Time in San Antonio

If you didn’t attend the Tamales! at Pearl last year you won’t want to miss it this year.  What fun and especially what a great opportunity to taste all of the wonderful and different tamales.  Just in time to see where you want to order your tamales from this Christmas.

Come rain or shine…the event will be held.  Tents are being set up to keep everyone out of the elements so they can enjoy the more than 30 different tamales vendors and festivities.   There will be a tamale for every culinary diet.  There is also a tamale contest for the community wide amateur with a grand prize of $1,000. 

The 2nd Annual Tamales! Holiday Festival will be held Saturday, December 3 from 12:00 noon to 7:00 pm.  The festitives will end with the annual River of Lights celebration featuring the lighting of the River North, caroling, music and entertainment. 

So bring out the whole family…there will be something for everyone.  Bring in the holiday season San Antonio style.

Energy-Wise Holiday

Oven Tips
The turkey is traditionally stuffed early in the morning and roasted for hours. Since it’s a long, slow cook, there’s no need to preheat your oven, even when the recipe suggests it.

This also holds true for a holiday ham. In fact, unless you’re baking breads or pastries, you may not need to preheat the oven at all. Don’t open the oven door to take a peek at what’s cooking inside. Instead, turn on the oven light and check the cooking status through the  oven window.

Opening the oven door lowers the temperature inside—by as much as 25 degrees—which increases cooking time and wastes energy. As long as your oven is on, cook several items at the same time. Just make sure you leave enough room for the heat to circulate around each casserole and pie plate.

In an electric oven, you can turn the heat off several minutes before your food is fully cooked. As long as the oven door remains closed, enough heat will be stored inside to finish cooking your meal. The same principle applies to your electric range-top—the metal heating elements stay hot even after the electricity is turned off. If you use glass or ceramic pans, you can turn your oven temperature down 25 degrees, and foods will cook just as quickly.
